Exactly that kind of space is opening up at one of our locations from May: a 65 m² private office in District II with its own terrace, set up specifically for growing teams of 6-10 people, or even 10+ if your team works in hybrid mode.



Private office with terrace at Regina Villa: What's included in the rent?

The office is on the first floor of an elegant villa in a quiet, green residential area, made up of two rooms that can be opened into one. Together, they easily fit a team of 6–10. It's currently furnished with 10 workstations, but the layout is flexible and can be redesigned on request.


The 2.7-metre ceiling height, large windows and a private 16 m² terrace make it feel like your own little world inside the city – except here you don't have to put everything together yourself, from the furniture to the utilities. The rent is €2,000 / month with a 1-year commitment, including a full serviced office package.


The package includes, among other things:

  • A furnished office with a flexible contract, currently with 10 workstations, and a space that can be rearranged on request.

  • Your own 16 m² terrace, where the team can step out to catch their breath between two meetings.

  • Shared dining area and kitchen on the ground floor, lounge, and terraced garden area, which are 220 m² all together.

  • Printing, coffee, kitchen supplies, utilities, internet and maintenance – you don't have to deal with separate providers.

  • Optional add-ons: internal hot desk system within the rented office, extra workstations in the 3rd-floor coworking area, meeting rooms and workshop spaces on an hourly or daily basis.



Flexible office solution for teams of 6-10 or 10+ if you work in a hybrid setup

If you have a stable team of 6-10, the formula is simple: you move in, everyone gets their own workstation, done.


If we're talking about a 10+ person company working in a hybrid setup, that's where the flexibility kicks in. In our booking system, we can set up a private hot desk system within your own office: colleagues book a workstation in advance from a pool reserved for your company, so the people who actually need to be in on a given day are the ones who come in, the rest can stay in home office.


And if a day comes when everyone wants to be in at once and you need more space than the workstations in your office allow, you can rent extra desks for that day in the 3rd-floor coworking area.



Advantages of our location

In the morning you arrive at a quiet, green street in District II, lined with trees and surrounded by a private garden. You can park on the street for free, and there's also a garden parking area, so you don't have to circle around looking for a spot. You enter the villa and on the ground floor a lounge and reception area welcome you, not a cold corridor.


You head up to the first floor to your own office, where the team can work in calm and focus. At lunchtime you go down to the shared dining area and kitchen, and if the weather's good, you can use the terraced garden area for a short break. And if you want to organise a more relaxed meeting or team breakfast, Salt, a premium coffee and brunch place, is just a few minutes' walk away.


In the afternoon, if a client arrives, you don't need to "make room" around your own desk: separate meeting rooms, a workshop room, a conference room and a lounge are all available on an hourly or daily basis.



Why a serviced office beats a traditional lease

A traditional office lease typically means a 3-5 year commitment, an empty space, separately contracted service providers, and your own fit-out investment. This serviced office solution works with a 1-year commitment: a furnished space, ready infrastructure, and extra services you only pay for when you actually use them.


This is especially valuable when your company is growing, your hybrid working model is still taking shape, and you don't want to lock yourself into an office that's too big or too small for years. Here, the physical space and the services can grow with you, sometimes a few extra coworking workstations or an additional workshop room during a busier period is all it takes.
